An out-of-town data center development firm has locked down a 180-acre site approved last year for a data center campus on the Powhatan-Chesterfield line.
An entity tied to Vantage Data Centers out of Colorado last month paid roughly $9.4 million for an assemblage that’s planned to eventually house the Powhatan Technology Park.
The property, the majority of which is located at 1318 Page Road, was approved two years ago for a 120-acre data center project that was proposed by California-based Province Group.
Then, in October of 2025, Province Group received approvals to tack on 60 additional acres to the original project site for an overall 180-acre campus. The fully assembled site is on the east side of Page Road, just north of the intersection with Anderson Highway, abutting Chesterfield County.
As detailed last year in county staff reports, the total roughly 180 acres were slated to eventually house up to four detached data center buildings with a total of 2 million square feet, in what has been described as the biggest data center project the county has ever had on the table.
Per a Powhatan County representative, the sale of the original 120-acre tract closed Oct. 21 for $5.7 million. A sale of the additional roughly 60-acre parcel closed on the same day for $3.65 million. The buyer was Powhatan Technology Park LLC.
Vantage Data Centers confirmed its purchase of the Powhatan Tech Park site in an email on Friday.
“We are evaluating opportunities for future development at the location, but we do not have any additional details to share at this time,” a company representative wrote to BizSense. “We look forward to engaging with local stakeholders and the community as planning progresses and will share more information when available.”
The sale had not yet been reflected in online property records as of Friday afternoon. The previous owner of the 120-acre tract is listed in online property records as New County Line Farm LLC, an entity tied to Harold and Christina Ellis, while the previous owner of the 60-acre parcel is listed as JMS Investments LLC, which is tied to Mark and Deborah Sowers.
The nature of the relationship between Province Group and Vantage Data Centers regarding the Powhatan project is unclear; however, in an email late Friday afternoon, a Powhatan County representative confirmed Province Group remains involved in the project.
The Powhatan County representative also stated that the county has not yet received a site plan for the project.
Province Group CEO Mark Kerslake presented the application for the 60-acre addition to the Powhatan Planning Commission a year ago. In his presentation, he noted that Province Group had an end user lined up for the previously rezoned 120-acre parcel, though it was not clear who that end user was.
As of last year, buildout of the overall project from Province Group was anticipated to occur in multiple phases and take at least five years to complete.
Vantage was founded in 2010, and has developed dozens of data center campuses across the U.S. and around the world. According to company’s website, it has developed or is developing three data centers in Ashburn in Northern Virginia and one in Fredericksburg.
Province Group was founded in 1991 and is headquartered in Newport Beach, California. The website states that it has developed, renovated, acquired or entitled more than 75 projects with a combined value of more than $850 million, including projects in states like California, Colorado, Florida, Georgia and Washington. The proposed Powhatan project was seemingly the company’s first development in the Richmond area.
Elsewhere in the region, data center news abounds. Google revealed publicly last week that it is currently doing due diligence on a roughly 1,000-acre site within West Creek Business Park in Goochland County for a potential, 1,200-megawatt data center development. The announcement comes as several other data center developments within Goochland’s tech overlay district are being weighed, to the concern of hundreds of residents on both sides of the Goochland-Henrico county line.
Google has also begun construction on a data center campus on a 300-plus-acre site at 2700 Bermuda Hundred Road in eastern Chesterfield next to Meadowville Technology Park, and has several other data center facilities planned for the western end of Chesterfield.
